In the 16 years that I’ve worked in the Surrey market, I’ve never been this busy. With the onset of home working and the pandemic encouraging many to re-consider their work/life balance, the desire to move is insatiable. Across the Savills country-house network, the ratio of buyers on our books to properties available has leapt from 1:1 in 2019 to 5:1 today—and it keeps growing. It really does seem that prime property demand at an all-time high.

Location, location, location

Surrey is and will always be the jewel in the country-market crown. It offers the perfect balance of easy access to London and the countryside, excellent schools and a fantastic range of properties from the internationally renowned private estates including St George’s Hill, Wentworth and the Crown Estate to picture-perfect period houses in idyllic rural villages such as Chiddingfold and Shamley Green.

Prime property demand at an all-time high

Demand is at an all-time high: we have strong interest from both Londoners keen to move to Surrey as well as locals who are looking to upsize locally. Houses are selling fast—I’m finding buyers within two weeks of launching properties, in some cases it’s taking just a matter of days.

We are selling a vast number of houses in the exclusive private market, without so much as a trace of them ever going online. Two years ago, this was comparatively rare, but such is the appetite for prime Surrey houses that I’m transacting 80% of deals off-market and the vast majority are going to competitive bids.

What it means is that the portals are not giving a full picture of the market. There are houses to buy—you just can’t see them online. That’s why I’d encourage anyone, both would-be buyers and vendors, to come and speak to us to understand the complete picture. Vendors thinking about moving might be stalling on selling because they can’t see a house to buy but there’s a good chance that their perfect house could well be for sale–just through us on the quiet.
